    Our client represents a diverse “group” of 17 closely held businesses that currently encompass holdings in Tennessee, Mississippi, and Louisiana. Our client has become recognized as an innovative leader in the specialized areas of land development, construction debris waste disposal, land and timber ownership, wetlands mitigation, organics recycling, manufacturing and both residential and commercial real estate. The large majority of our client's investments in commercial real estate are in the Oxford MS area. They are seeking an experienced Director of Property Management who can oversee their portfolio of distinctive properties in Oxford, Mississippi.

    The Director of Property Management will be responsible for overseeing the operations in accordance with the policies and procedures of the management company. The ideal candidate for this position will bring integrity and dedication to ensure his/her success with our team and properties. The Director of Property Management will be responsible for all functions of portfolio management including administration of operations, development, budget execution and team building, while maintaining positive relationships with residents, owners, and vendors. The Director will also conduct all operations in compliance with applicable local, state, and federal regulations governing fair housing and safety.

    Our client is continuously seeking new development and growth opportunities and will require the Director of Property Management to be flexible in managing our current portfolio along with the expectation of contributing to the development and operations of future project endeavors.  

    Responsibilities and Duties

    The Director of Property Management is responsible for the successful execution of leasing goals, financial plan, and operating budget, which includes marketing, operations, management and development. The Director of Property Management will be accountable for daily operations, while overseeing and enhancing the value of the properties. The Director of Property Management is expected to foster a positive and safe environment for the residents and staff of all of the properties.

    Communicate effectively with prospective, current, and past residents, addressing and resolving issues and involving other resources when appropriate. This includes ensuring the resolution of resident issues and complaints in cooperation with other tenants and the staff.

    Coordinate with other team members, contractors and vendors to ensure efficient turnover of vacant units, as well as maintenance repairs and appearance of commons areas daily. Work with service team to ensure prompt and courteous responses to maintenance requests. Monitor, inspect, and assess properties in order to identify and assess potential safety concerns and to ensure property aesthetics.

    Manage move-ins and move-outs, produce and distribute move-in packets, lease copies, goodwill gifts, scheduling, key copies/collection/distribution, move-in maintenance forms, and move-out inspections to ensure a successful turnover for each leasing term. Each year’s turnover period requires heightened dedication and extended work time to the properties to ensure success.

    Oversee collections, rent postings and deposits to ensure completed in a timely and accurate manner.

    Collect, manage, and record all receivables for the management company (including but not limited to collecting rent payments and all lease term fees, deposits, and paperwork necessary).


    Oversee leasing operations to ensure that applications and paperwork are completely accurate and in accordance with company policy and guidelines.

    Direct marketing endeavors which entail production of property marketing materials including websites, social media outlets, brochures, flyers, property maps, questionnaires, monthly newsletters, and presentation materials.

    Effectively demonstrate an understanding and commitment to fair housing, equal employment and diversity policies at all times. Ensure property compliance with codes, regulations and governmental agency directives.

    Qualifications and Skills

    • Bachelor’s degree. Minimum of 10 years of experience in multifamily property management, with progressively increasing level of responsibility. A background of business management, business law, or compliance is preferred. Must have at least 10 years of experience supervising a full-time staff.
    • Commitment to continuous improvement, including the Certified Property Manager (CPM) designation or similar certification.
    • Excellent organizational skills, with the ability to maintain a high degree of accuracy, production, and professionalism even under a tight deadline. A team player with a strong work ethic who can maintain honesty and integrity as a representative of our company.
    • Effective team building skills that can facilitate growth and success for all current onsite and potential personnel.
    • Knowledge of property management laws and regulations at the federal, state, and local levels.
    • Superb customer service orientation and effective oral and written communication skills, along with a positive and professional attitude.
    • Ability to maintain confidentiality and appropriate discretion in overseeing all operations and staff.
    • Experience in accounting and PMS systems such as Rent Manager, Entrata, Yardi, Real Page, MRI, etc. is preferred. Proficiency with MS Office applications (Outlook, Word and Excel software).
    • Ability to successfully pass a background check and drug screening and maintain a record that satisfies these requirements.
